The client grew suspicious when they could no longer locate the seller when it came time to make their last payment, so they contacted us to authenticate the transfer of the property they were making payments on. The area had already been designated as a Compulsory Registration Section, despite the property's title being portrayed as a "Ministers Fiat Grant". Please be aware that mandatory areas render the Minister's Fiat Grant invalid. A land certificate should have been the area's legal title. We even attempted to get in touch with the seller to ask if he would be prepared to proceed with the sale, but further inquiry revealed that it was not transferred to anyone in the register. It so happened that during the whole drawn-out investigation procedure.
We also received a property from one of our other clients, a pawn broker, which he was using as collateral for a loan that had fallen behind on. He was using his authority to purchase and take ownership of the land. What do you think? It was the identical asset. Since the lending party had improperly registered the debt with the Lands department via a Charge, no one would have known the difference.

Our client asked us to do a title search after getting suspicious of the sellers actions. Although the seller produced stamped and signed documents by officials including a Fiat and a Chairman's recommendation, the title search revealed that they did not legally own the land they claimed. In the end, our client was able to legally attain the land and steer clear of the fraudulent persons. Today, their property is estimated at 40 times the purchase price due in part to our assitance in property development and marketing.
