About the 20 Acre property
Two properties are included in the property under a single title. The first piece of land on the Belize River is 0.692 acres, shaped erratically, with more than 300 feet on the river. In addition, the land fronts the Belize River for about 300 feet before ending in a lawful road-easement (road not completed).
The remaining 19.308 acres of the land are situated on the other side of the easement-road. The 20 acres are essentially separated by an unbuilt road easement.
The land that has been cleared and developed over many years is approximately 5 acres from the river to a physical road that has been built to the area (to be classified as road easement). There are two seasonal ponds, and the surrounding Coconut Palms perfectly capture the sense of the lush, tropical surroundings. The ponds aren't sealed, though, so throughout the warm months they dry up and must be refilled with water during the rainy season. Notably, the property's owner believes that there are more than 100 coconut palms planted there.
There are large trees and Cohune palms on the remaining fifteen acres of the land, which has been preserved in its original state (second growth).
It's also important to notice that the riverbanks have been preserved over time and are between ten and fifteen feet above river level. This highlights the beauty of the Belize River, particularly in the dry season (January to June). In addition, several large trees remain unharmed, providing shade for hot summer days. There are undoubtedly several nearby small farms and cow ranches, and the soil is extremely fertile.
The neighbor and the property owner share a driveway for access to the land, which also has a shared sliding gate at the entry and barbwire fencing around the created area. Additionally, access to the land from the current road is provided by a culvert at the entry.
Furthermore, the driveway leads to the caretaker's residence along the Belize River from the main road that enters the area. All things considered, private access and security measures have helped to secure the property as much as possible.
The Caretaker’s House
The caretaker's quarters are located 200 feet from the riverbanks in a modest, primitive, 18 by 20 wooden building. There's also an outhouse that an engineer developed to function as a composting toilet, to which wood shavings are frequently added and collected. In order to reduce odor, the structure also includes tubes and PVC pipes as breathers (an example of the outhouse is available upon request).
The riverbanks
The river will increase during the unusually rainy season, but the owner doesn't remember any significant flooding—just the river rising along its banks. Crucially, reports indicate that the area has not been inundated by the river.
However, flooding is a possibility during unusual weather circumstances, as it is normal along any coastal locations or houses along rivers. Certain roadways may become temporarily impassable and downstream may flood in certain situations where unusual weather causes the river to swell.
Location of the 20 Acres
The 20 acres are situated in the center of the Baboon Sanctuary Corridor in the Belize District, halfway between Isabella Bank and Flower's Bank, about 5 miles from Bermudian Landing. It should be noted that four of the five miles from Bermudian Landing are on an all-weather dirt road. Upon nearing the property, the "unofficial road" gets increasingly narrow. Furthermore, certain sections of the road may need maintenance during the wet season, but they are still accessible with a 4x4.
Along the route to the site, one will travel by Isabella Bank Village and past homes and small farms.
The distance by car to the international airport is only 20 miles, or around 30 to 40 minutes.
Potential Use of Property
Although the land is currently used as a private family estate, it may readily be planted with a variety of plants for future commercial uses. There is little question that the property could also be developed into a tourist attraction given its location on the Belize River. It is possible to build a modest eco-lodge next to the Baboon Sanctuary and conveniently located for trips to the Lamanai Ruin and other nearby Mayan Ruin destinations via the New River Lagoon.
An aquatic sanctuary can be created on the land after the ponds are properly sealed and the water is permanently captured. Cabanas can be built not only on the riverbank but also along the ponds.
Electricity & Water
The property is about a mile from the nearest electrical source. Rainwater cisterns are often used to collect and purify water. Moreover, an artesian well can be customized to meet individual requirements.
Road Access (Important)
The property is divided by a road easement that has not yet been developed near the river. Nonetheless, a legitimate road easement must be established for the actual road that leads to the location.
